What a Roof Replacement Actually Costs in Colorado, and What Drives the Number
What drives roof replacement pricing in Colorado, why quotes vary so widely, and how insurance changes what you actually pay.

Roof replacement quotes on the same house routinely arrive thousands of dollars apart, and homeowners reasonably conclude someone is overcharging. Usually they are quoting different work. Here is what the number is made of.
The unit is a square, not a square foot
Roofing is priced per square, which is 100 square feet of roof surface — not floor area. A 2,000 square foot house does not have 20 squares of roof; pitch, overhangs, dormers and multiple planes all add surface, and a complex roof can carry 40 percent more material than a simple one over the same footprint.
What moves the price
Pitch
Anything above roughly 7/12 requires fall protection, staging and slower work. Steep roofs are common in the mountain communities and in Monument and Woodland Park, and they carry a real labour premium.
Layers and decking
Tearing off two layers costs more than one in both labour and disposal. Decking is the genuine unknown — nobody can see it until the old roof is off, and rotted sheathing is discovered rather than predicted. A quote that does not state a per-sheet price for decking replacement is hiding a variable, not eliminating it.
Material class
Standard architectural asphalt is the baseline. Impact-resistant Class 4 shingles cost only marginally more — on the order of ten dollars a square, a few hundred across a whole roof — which surprises most people, and in a hail state with a carrier discount attached they frequently pay for themselves. See below. Metal, tile and stone-coated steel are materially more expensive and appropriate in specific situations rather than generally.
What is included beyond shingles
The line items that vary between quotes are usually these: underlayment type, ice and water shield coverage, drip edge, pipe boots, ridge ventilation, valley treatment, and whether flashing is replaced or reused. Reused flashing is the most common corner cut and the most common source of a leak on a brand new roof.
Class 4 and your premium
Colorado is a hail state and most carriers offer a premium discount for impact-resistant Class 4 shingles. The discount varies by carrier and is worth asking your agent about directly before you choose materials, because over the life of a roof it can offset a meaningful share of the upgrade cost. Keep the certificate — you will need it to claim the discount, and homeowners lose it constantly.
When insurance is paying
On an approved hail claim, the scope is largely set by the carrier and the price is largely set by their estimating software. This changes what you are comparing between contractors: not price, but scope and execution.
Two things matter more than the headline number:
- Whether the contractor documented the full scope so nothing was missed in the adjuster’s estimate
- Whether they will still exist when a warranty claim arises in year six
Your out-of-pocket cost is your deductible, and increasingly that is a percentage rather than a flat amount. Percentage deductibles of 1 to 5 percent of dwelling coverage are now common in Colorado — on a home insured for $500,000, a 2 percent deductible is $10,000. Check your declarations page before assuming it is $1,000.
Any contractor offering to cover, discount or absorb that deductible is proposing something illegal under C.R.S. 6-22-105. It is also a reliable signal about how they will behave later.
Comparing quotes usefully
- Number of squares — if two quotes differ here, one measured wrong
- Tear-off of all layers, stated explicitly
- Decking replacement priced per sheet
- Underlayment and ice-and-water coverage specified
- All flashing replaced, not reused
- Ventilation addressed rather than ignored
- Manufacturer warranty tier and the workmanship warranty length, which are different things
- Licence, insurance certificate and a physical local address
The cheapest quote
Sometimes it is genuinely efficient. More often it is a narrower scope — reused flashing, thinner underlayment, no ventilation work — or a crew who will not be reachable when something goes wrong. The way to tell is to compare the line items rather than the totals, which is why the list above exists.
