Exterior & Interior Painting
Almost every exterior paint failure in Colorado is a preparation failure, not a paint failure. At this elevation UV intensity runs roughly 25 percent above sea level, and a coating applied over chalked siding, unwashed surfaces, or bare wood without primer will fail in two or three seasons no matter whose paint is in the can. We spend most of the labor on the part you cannot see once it is finished.

Preparation is most of the labor
Wash, scrape, sand, caulk, and prime bare substrate before any finish coat. On a typical repaint this is more hours than the painting itself, and it is the difference between five years and fifteen.

Rot and substrate repair before coating
Paint does not fix soft trim. We identify and replace failed wood, re-caulk joints, and correct the moisture path before anything is coated over it.
Written color and sheen schedule
Body, trim, accent, doors, and sheen for each, agreed in writing before we start. Colour disputes on a finished house are miserable for everyone.

Walk and substrate assessment
We photograph every elevation, identify chalking, failed caulk, rot, and prior coating failures, and tell you honestly whether the surface needs a repaint or a repair first.

Written scope and color schedule
Line by line: what gets washed, scraped, primed, caulked and coated, how many coats, and the exact products. You approve colors before any material is ordered.

Preparation
Pressure or soft wash, scrape and sand failing areas, replace rotted trim, caulk joints, spot prime or full prime bare and repaired substrate, and mask everything that is not being painted.

Application
Spray, back-roll or brush as the surface requires, to the manufacturer film thickness. Cut lines by hand where they matter.

We walk every elevation with you and fix punch items before the final invoice, not after.
Common questions
How long should an exterior paint job last in Colorado?
Seven to ten years on a properly prepared surface with a quality acrylic. Three to five if it was applied over chalked or unwashed siding. The paint is rarely the variable; the preparation almost always is. South and west elevations fail first because they take the most UV.
Do you have to pressure wash first?
The surface must be clean, and on most exteriors washing is how you get there. Pressure is not always the right tool though. Old siding, soft wood, and stucco often need a soft wash at low pressure, because forcing water behind the cladding causes a much worse problem than dirty paint.
Can you paint in the winter here?
Exterior painting needs surface and air temperatures above the product minimum, usually 35 to 50 degrees depending on the coating, and falling temperatures overnight matter as much as the daytime high. In Colorado Springs that realistically means April through October for exteriors. Interior work runs year round, which is why we schedule interiors through the winter.
Is one coat ever enough?
On a color-matched repaint over sound existing coating, sometimes. Going lighter over dark, covering bare or primed substrate, or any significant color change needs two. Anyone quoting one coat on a color change is quoting a job that will look thin within a year.
What about lead paint?
Homes built before 1978 may contain lead-based paint, and disturbing it is regulated under the EPA Renovation, Repair and Painting rule. We test where the age of the home warrants it and follow the required containment practices. If a home tests positive we will tell you what that changes about the scope and the cost.
