What Window Cleaning Actually Costs in Colorado Springs

Most window cleaning quotes in Colorado Springs land between $200 and $600 for a full residential service, and the spread has almost nothing to do with which company you call. It is driven by how many panes you have, whether the price includes screens and tracks, and whether anyone counted before quoting.

This is what actually goes into the number, so you can compare two quotes that look different and work out whether they are for the same job.

The unit almost everyone prices on

Residential window cleaning is priced per window, typically $8 to $12 in this market, or per pane at roughly $5.50 to $7.50. That single distinction explains most confusing quotes. A window with two sashes may be counted as one window or two panes depending on who is quoting, and the same house can come back 40% apart on that basis alone.

What moves the price

Divided lights

Windows with grids between the glass are quick. Windows with true divided lights, where each small pane is separately glazed, are not. Each one is cleaned individually, and a house in Old Colorado City or downtown Manitou can take twice as long as a newer home of identical size. Anyone quoting your home sight-unseen is guessing at this.

Height and access

Ground floor is fast. Second and third story glass needs a water-fed pole or a ladder, and steep landscaping, window wells or a walkout basement all add setup time. Pricing usually reflects the reach, not the glass.

Condition

Standard cleaning assumes normal soiling. Construction residue, paint overspray and mineral staining are separate services at separate rates, because they are a different process with real risk of damaging the glass. A company that quotes those at standard rates has not looked at your windows.

Screens and tracks

This is the most common hidden line. Screens are frequently billed at $2 to $5 each, which on a 35-window house is another $70 to $175. Tracks are often excluded entirely, which is why windows can look dirty again within a week — grit left in the track washes back onto clean glass with the first rain.

• A counted number of windows, not an estimate from the street
• Interior and exterior stated separately, so you can choose
• Screens and tracks either included or priced explicitly
• A minimum charge disclosed up front, usually $125 to $195 in this market

On cheap quotes

A quote well under market is not automatically bad, but it usually means one of three things: exterior only, no screens or tracks, or no insurance. The third matters more than people think. Window cleaning involves ladders, poles and other people’s property, and an uninsured contractor who damages a window or falls on your property becomes your problem. Ask for a certificate of insurance. A legitimate company sends it without hesitating.

When you do not need it

If your windows were cleaned within the last four months, you have limited tree cover, and no irrigation reaching the glass, you can probably wait. Exterior-only service at roughly half the cost is often the right answer between full cleanings, because the outside takes nearly all the weather and interiors soil far more slowly in most homes.
