How long should an exterior paint job last in Colorado?
Seven to ten years on a properly prepared surface with a quality acrylic. Three to five if it was applied over chalked or unwashed siding. The paint is rarely the variable; the preparation almost always is. South and west elevations fail first because they take the most UV.
Do you have to pressure wash first?
The surface must be clean, and on most exteriors washing is how you get there. Pressure is not always the right tool though. Old siding, soft wood, and stucco often need a soft wash at low pressure, because forcing water behind the cladding causes a much worse problem than dirty paint.
Can you paint in the winter here?
Exterior painting needs surface and air temperatures above the product minimum, usually 35 to 50 degrees depending on the coating, and falling temperatures overnight matter as much as the daytime high. In Colorado Springs that realistically means April through October for exteriors. Interior work runs year round, which is why we schedule interiors through the winter.
Is one coat ever enough?
On a color-matched repaint over sound existing coating, sometimes. Going lighter over dark, covering bare or primed substrate, or any significant color change needs two. Anyone quoting one coat on a color change is quoting a job that will look thin within a year.
What about lead paint?
